Before the end of this year, four new buildings are expected to open their doors in Midtown, including a new hotel, condo complex, student residences and office reno. To get a preview of what's coming next, we scoped out the current construction sites. Here's what we found:
Hampton Inn & Suites
Hampton Inn & Suites is located on the corner of West Peachtree and 15th Streets directly across from the Arts Center MARTA Station. Developed by Atlanta-based North Point Hospital Group, the 18-floor hotel will include 186 rooms in the center of Midtown. The hotel is expected to be completed at the very beginning of 2020.
208 12th Street
208 12th Street is uniquely designed to be a boutique apartment building with only 13 units. Located at the heart of the Midtown business district with easy access to Piedmont Park, the four-story apartment building developed by Elmhurst Capital will replace an old home across the street from Piedmont House. According to project design company Praxis-3, 208 12th Street will offer a ground-floor coffee shop and wine bar.
Forty
Prospective and current SCAD students will be thrilled to hear about the new SCAD residential hall development, "Forty," expected to be completed by this fall. Designed by Mackey Mitchell Architects, "Forty" will include 592 residential units that offer two- and four-bedroom apartments and suites. The co-ed fourteen-floor residential hall will be open to undergraduate and graduate students and will offer modern study space and dining options.
Juniper and 5th
The Juniper and 5th five-story condominium complex sits on 1.8 acres of land between 4th and 5th Streets. Developed by Dezhu U.S., an Atlanta-based auxiliary to the Chinese development company Dezhu, the building features a unique step design that will descend two floors. Local project firm Smith Dalia reports that the building will include two courtyards and ample balcony space facing Juniper Street, expected to be completed by spring of 2020.
Boundary
Unlike the other developments, Boundary, located at 1389 Peachtree Street, is getting a major facelift instead of starting from scratch. The three-building project newly acquired by Parkside Partners will hold 150,000 square feet of office space and 10,000 square feet of retail. More recently, WeWork, an American company that provides workspace and opportunity for technology startup companies and other businesses, has leased 40,000 square feet of office space. The building is located at the intersection of Peachtree at 17th in Midtown and will include 0.25 acres of common space, perfect for walkers and afternoon seating space.
Karl Smith-Davids, Senior Project Manager at Midtown Alliance, explained these new developments "show that Midtown is very diverse in terms of what it offers for development in the district. Midtown stands out as unique and interesting district, as shown by these four new projects."
