Noble proposes 14-Story dual-brand hotel next to The Fox Theatre Historic District. Preliminary plans would add 280+ rooms to Midtown.

Midtown Development Review Committee: January 2018 

Noble Investment Group, in partnership with Interpark Holdings, presented preliminary plans for a new dual-brand hotel (285,000 SF) at 640 Peachtree Street (SW corner of Peachtree and Ponce de Leon Ave).  The proposed 14-story hotel includes four floors with 154 rooms under the Marriott Courtyard flag and another four floors with 128 rooms in the Marriott Element brand.  The hotel floors sit above five levels of parking with 185 spaces that will be accessible to the public.  Vehicular access is provided off Ponce with a circular drop-off area and internal ramps to the deck above.  The developer proposed a ground floor restaurant and lounge/bar at the corner with a second floor terrace overlooking this iconic intersection which is anchored by the Fox Theatre, Georgian Terrace and Ponce Condos.  The architect is Lindsay Pope Brayfield Clifford & Associates and they previously completed the dual-brand Hilton hotels at the corner of 10th Street and Williams Street. 

In light of the architecturally significant neighboring buildings, the committee requested that the design team continue to develop the façades to be more consistent within the surrounding context.  The committee also asked that they reduce the visual impact of the vehicular drive facing Ponce to create more opportunity for active use at the corner.  Based on this feedback, the project will make a subsequent appearance at next month’s DRC meeting.
