July 2019 DRC Recap: Toll Brothers Presents Two-Tower Project on West Peachtree
The towers would add 205 student housing units and 385 market rate housing units to the district.

The Midtown Development Review Committee meeting on July 16 focused on a new mixed-use project by Toll Brothers that combines student housing with market rate apartments on a site at 1018 West Peachtree.
Project Details
Toll Brothers, one of the nation's largest luxury home builders, is expanding their presence in the Atlanta market with this multifamily project proposed on the parcel immediately north of Hanover West Peachtree. With frontage on Spring Street and West Peachtree, the project consists of two towers: a 22-story student housing with 205 units and 27-story market rate housing with 385 units. Both towers have street level retail/restaurant space on the ground floor (roughly 8,000 sf total) and they share an 8-level parking podium with approximately 712 spaces. The site plan includes a new private street on the southern edge of the property, which allows for all service and loading to be handled efficiently internal to the site.
DRC Response
The DRC recommended:
- the addition of a continuous sidewalk.
- accommodations for ride-share passenger drop-off/short term parking.
- adequate screening of the parking garage to mitigate the negative impact on adjacent neighbors, such as residents in the Hanover building.
The design of the towers is still in process and the committee requested more specificity about exterior building materials and details related to the balconies and window openings. While no variations were requested, the committee withheld full support until additional information is provided by the applicant via electronic submittal.
