February 2025 DRC Recap: Barry’s Fitness Presents Updates for Tenant Buildout

The Midtown Development Review Committee (DRC) reviewed one returning case in February. A new fitness facility, known as Barry’s, presented an update to their proposed tenant buildout at the northwest corner of 12th St. & Peachtree Walk. Read more:

Barry’s Tenant Upfit– 1105 West Peachtree Street

A new fitness center, Barry’s, is intended for the northwest corner of 12th St. and Peachtree Walk (aka Art Walk). The design proposal includes applying limited film on glass storefronts and installing interior partition walls to enclose fitness rooms to mitigate sound and light while providing privacy for clients. The raised patio along Peachtree Walk would have new tables and chairs. The DRC appreciated the improvements made since last month and conditionally supported the identified variations along with offering other minor suggestions:

DRC Recommendations:

  • Confirm that the vestibule and display areas between 12th St. storefront and Fitness Room 1 will be activated with colorful displays and mannequins that regularly change appearance in lieu of meeting the technical fenestration requirement.
  • Provide a push button activator at the Peachtree Walk door to provide greater accessibility.
  • Install sufficient lighting and something of visual interest at the north terminus of the raised patio along Peachtree Walk for safety and security purposes in lieu of meeting the technical fenestration requirement. If desired, coordinate with Midtown Alliance's ‘Artist in Residency’ program.
  • Revise the tenant signage package to meet applicable sign code including lowering the signage at the corner to be more pedestrian oriented.

Next Steps:

The committee expects to receive updated info for electronic review to confirm that these minor comments will be addressed.
